ElmCheck is a small, independent tool. Here’s exactly what it collects and why.

Your deals stay in your browser
The numbers you type into the analyzer, and the deals you save, are kept in your own browser. They aren’t sent to us unless you use one of the features below. Clearing your browser data deletes them; the Saved deals tab has a backup option.
When information leaves your browser
- Importing a listing. Text, PDFs or photos you import are sent to an AI service (Anthropic) to pull out the numbers, then filled into the analyzer. We don’t keep the listing itself.
- Import limits. To keep the free plan free, we count imports per month using a one-way scrambled version of your internet address. The address itself isn’t stored.
- Loan quote requests. If you request a DSCR loan quote, we keep your email, any phone number you give, where you are with the deal and the deal’s numbers. We only share them with a lender because you checked the box asking us to.
- Feedback. If you send feedback, we keep your message, the page you were on and your email if you leave one, so we can reply.
- Shared links. When you share a deal, its numbers are in the link itself, so anyone you send it to can see them.
- Visit counts. We use Vercel Web Analytics to count page visits. It doesn’t use cookies or track you across other sites.
What we don’t do
We don’t sell or rent your information, we don’t show ads, and we don’t share anything with a lender unless you ask us to.
Where it’s kept
Quote requests and feedback are stored privately with our hosting provider, Vercel, and emailed to the founder through our email provider, Resend.
Questions or deletion
To ask a question or have your quote request or feedback deleted, use the Feedback button in the bottom corner of any page and include the email you used. We’ll take care of it.
